Vacation, Bonus, BenefitsOur client is expanding and in search of a Finishing Manager. As a key member of the Construction Management Team, you will oversee onsite finishing operations for all projects, ensuring that each project result meets quality standards and schedule requirements.Responsibilities
- Manage the deficiency tracking and resolution program, ensuring all suite deficiencies are addressed within one week of reporting, maintaining an average of 8 or fewer deficiencies per suite.
- Collaborate with mandated professionals to ensure quality of work and compliance with laws, regulations, and building codes.
- Report to the Director of Construction Operations on productivity issues; monitor the performance and efficiency of employees and subcontractors to ensure adherence to project plans, schedules, and budgets.
- Oversee all daily on-site construction finishing activities.
- Contribute to project reporting by accurately tracking site progress against the baseline schedule, events, inspections, and other relevant metrics.
- Ensure comprehensive project close-out procedures are followed.
- Produce detailed 4-week look-ahead schedules.
- Strategically plan and implement manpower levels and material quantities, ensuring the availability of appropriate equipment and trades.
- Assist in developing the construction plan and managing subcontractor activities.
- Supervise and coordinate field engineering and construction operations.
- Ensure compliance with the construction schedule, establishing systems to deliver projects on time and within budget.
- Ensure project materials are supplied and work completed according to the Project Quality Program.
- Implement and complete suite construction inspections and deficiency rectification before PDI.
- Verify that projects adhere to approved plans, specifications, shop drawings, design guidelines, and applicable building codes while maintaining quality standards.
- Review and manage the construction schedule with the construction management team.
- Assess contract drawings and specifications for completeness and coordination, ensuring adherence during construction.
- Review full trade scopes and tender documents with the construction management team.
- Attend project meetings with consultants, trades, and construction management, preparing agendas and monitoring progress.
- Organize trade activities to ensure timely completion for scheduled occupancies and project commissioning.
- Communicate potential problems, work interferences, or scheduling conflicts to team members and assist in resolution.
- Prepare checklists for equipment order dates, arrival dates, and suppliers.
- Develop checklists for products and required items, including arrival dates and lead times.
- Maintain strong relationships with on-site trade contractors.
- Coordinate and facilitate all on-site inspections with testing authorities, consultants, and municipal/utilities inspectors.
- Document delays, deficiencies, manpower shortages, and scheduling issues, reporting them to the Director of Construction Operations.
- Foster good working relationships with municipal, building, and fire inspectors, as well as consultants.
- Ensure full compliance with the Health and Safety Manual, Site-Specific Health and Safety Plan, the Occupational Health and Safety Act, and related regulations and industry standards, including Ministry of Labour and WSIB reporting requirements.
- Assist in obtaining all turnover documentation.
- Coordinate and implement subcontractor work sequencing, critical deadlines, and interactions with other subcontractors.
- Communicate with subcontractors regarding their start dates, phase durations, and expected completion dates.
- Ensure a safe working environment for all site workers, visitors, and local residents.
